The Riverwalk development, a project that was unanimously approved by San Diego City Council, will transform a golf course 200 acre neighborhood. Over 100 acres of the future village will become a park and open space, and the portion of the San Diego River that runs through Riverwalk will be restored.

Ellis Hammond from Symphony Capital Group came to join us to host our Speaker Event. Symphony Capital Group is a multifamily Real Estate Private Equity which syndicates 50-150 multifamily units. He also founded Kingdom REI, a nationwide community invested in multi families.

Over the past several years, Highlands kept up with the changing community and the competition added with the appearance of One Paseo across the street by expanding with more high end businesses.

RES Members had the amazing opportunity to walk through Greystar’s 20 story high-rise. We got to take a look at the 204 units of class A apartments and got an insight on the nuts and bolts of the building and about hurdles and successes of the project so far from Superintendent’s Rocky and Steve. RES members got to see the evolution of the building from framework to appliances and enjoyed the breathtaking view from the highest elevation rooftop in San Diego.

Mr. Schneider has extensive experience with the appraisal of commercial and residential real estate, with clients including government agencies, law firms, corporations, and private clients.
An active member of the valuation community, Mr. Schneider serves on various committees and boards related to the real estate appraisal profession. He currently serves as President of the San Diego chapter of the Appraisal Institute, and Vice President of the San Diego chapter of the International Right of Way Association. He is also an instructor of and coordinator for appraisal education.
Mr. Schneider is a graduate of SDSU and served as Program Chair for the Real Estate Society.

UTC Residential Towers Case Study

Suffolk is a privately held company with 2,000 employees nationwide. They are involved in many sectors of construction including Commercial, Residential, Healthcare, Education, Science/Tech, Government, Aviation, and Gaming. The markets they are in currently are Boston, New York, Estero, West Palm Beach, Miami, San Francisco, Los Angeles, San Diego, and Dallas. Suffolk is the construction company for the UTC Residential Tower development.
The UTC Residential Tower is owned by Westfield and is their first residential development in the country. It is a 23-story building that will have 300 apartments. The floorplans this development will offer include studios, one-bedrooms, two-bedrooms, and three-bedroom apartments. Outdoor amenities will include a pool, a spa, multiple outdoor kitchens, grills, and fire pits. Other amenities will include a gym with spin and yoga classes, steam rooms, a library, private work stations, underground parking, and 24-hour concierge services. The 23rd floor will house a “sky lounge” with ocean views, private dining and a full-service bar. There will also be a clubroom in the building that will have a sports lounge, as well as billiards. Construction began in May, 2017, and is on schedule to be completed in March 2019.
